Do I have to be a client to use your contractors?
No. You don’t have to be a client to have repairs done on your property.
How much is the application fee?
The fee is $25.00 non-refundable.
How long does the application process take?
The application process takes 2 – 3 days. We will contact you when it is completed.
What do I need to provide to apply for an apartment?
You must have a picture ID, proof of income, and landlord references. If approved security deposit and one month’s rent is required at lease signing.
Do I have to be a tenant to receive email alerts and text messages?
No. Our alerts service is for everyone.
Do you have online payment services?
Yes. You can sign up to pay rent and bills on line through our tenant portal.
Are contractors licensed and insured?
All contractors and sub-contractors are licensed and insured. We keep certificates of liability and insurance documents on file.
Management Questions
Are you a licensed property manager?
Yes we are licensed to manage properties in the State of New York.
How much is the management fee?
The management fee is 12% of the collected rent. If we do not collect any rent we do not make any money.
Are there any additional fees beside the management fee?
We do not charge any additional fees. There is a fee for landscaping, repairs, maintenance, snow removal, evictions and services required by sub-contractors.
What type of properties do you manage?
We manage residential, multi-units, commercial, apartment buildings, land and lots.
How long is the management contract?
Our contracts are on a month to month period. You may cancel the contract by giving us a 30 day notice.
Do I have to use your maintenance staff?
No. You can have your own maintenance team take care of repairs to your property. We will forward all work orders to them.
Do you provide maintenance service without management?
Yes. We do offer just a maintenance service contract on a as needed basis. The cost of this service depends on the work required.
I just need someone to rent out my units can you do that?
Yes. We can act as your leasing agent. The cost is one month’s rent.
Is there a minimum number of properties you accept?
No. We will manage as little as one property.
Is there a management fee discount for a certain amount of properties?
No. However we do offer a lower management fee for large commercial properties and numerous apartment buildings.
Realty Questions
How Long have you been in business?
We have been in business for 8 years.
Will you help me find a mortgage broker and home inspector?
Yes. We will assist you in connecting with the right people to ensure a smooth transaction.
Our commission is usually six percent.
Will my property be placed on the MLS?
Yes. We use the MLS for all of our listings.
Will you give me buyer feedback and how often?
Yes. Anytime we have feedback from a perspective client we will notify you immediately.
Yes. We will hold open houses for agents and buyers on a schedule determined by you and us.
How are the showings going to be handled – will I receive prior notification?
Yes. We will set up the schedule at time convenient for all parties.
Yes. We can use a lock box if that is what you prefer.
Can you give me an estimate of typical real estate cost?
Each closing varies in terms of cost. The expected expenses can be – attorney, appraisal, home inspection, closing cost, and commissions.
Yes. We will provide as many references as you need.
Can I review documents beforehand that I will be asked to sign?
Yes. All documents are available for your review. We highly recommend that you have any documents you sign reviewed by your attorney.

What is your marketing tactic that will be used for my needs?
We will advertise in the local papers, home magazines, on the MLS, conduct open houses, conduct a CMA, and various internet sources.
